Traditionally, a client who required building work would employ an Architect to prepare drawings and a specification to communicate his requirements. He would then contact a number of builders who would each prepare a tender based on the drawings and specification or bill of quantities. The approach is still commonly used today but often leads to conflicts between the client, designer and builder. 

As a consequence, attempts to make one organisation responsible for design and construction gained popularity. There are many benefits of undertaking construction work in this way, including a reduction of conflict due to team approach and in many cases a reduction in the overall time a project takes.

More recently the appointment of a construction manager has become popular. The construction manager obtains tenders for work packages and then manages the work for a fee. Self builders and house building companies often use this approach.
