Land & Development

If you own a peice of land or a redundant building, we can obtain planning permission for a more intensive or valuable use. Even in situations where the land is outside a settlement boundary, we may be able to secure planning permission over a period of time. Land and development opportunities may include:-

  • Garden plots.
  • Small sites.
  • Buildings with conversion potential.
  • Farmland.
  • Disused barns.
  • Former petrol stations.

In some cases, particularly where land is to be sold once planning has been obtained, Outline Planning Permission may be appropriate. This is planning in principle, leaving matters such as design, siting and materials to be resolved in a reserved matters application. The benefit to the applicant is that the application is often quicker and less expensive than a full planning application. The prospective purchaser of the land gains an assurance that planning will be possible but has a free hand in design matters.

We may be able to introduce you to a developer to purchase the land or buildings from you, or market the property on your behalf. We can also provide services to enable you to develop the site. Grants may be available for the conversion or refurbishment of redundant buildings to bring them back into productive business use or to enhance their current business use.
