Before buying a house or taking a lease on a commercial property, it is advisable to have advice about condition and the likely repairs that may be needed. We can provide you with advice about the most appropriate type of survey for your needs and then agree a fixed price with you. We will arrange to visit the property and carry out the survey, following which we will forward a copy of the report to you. We can provide the following types of surveys:-

RICS Homebuyer report (HBR) - a medium cost report which is in format set out by RICS. The HBR identifies significant defects and classifies repairs by means of a condition rating. A valuation and reinstatement cost for insurance purposes is also included. The report is generally suitable for residential properties built within the last 100 years which are in generally good condition.

Building Survey - this report is suitable for all other residential and commercial properties. It addresses construction methods and assesses major and minor defects. Additional services can be provided including a valuation, reinstatement cost and budget costs for repair work. The latter is particularly useful for commercial properties, where the costs associated with maintenance can be high. A building survey can help to plan for maintenance costs by providing clear advice about likely expenditure and timescales.

Measured Survey - this is required in connection with a planning application or asset management evaluation, where plans and elevations of an existing building are required. We visit the property and take measurements of the building internally in order to produce scale floor plans and elevations. We generally indicate floor levels, wall thicknesses, ceiling heights, etc. This type of survey produces accurate detailed information. It is particularly valuable in recording detail of historic buildings.
