The value of land and property is significantly affected by whether or not planning exists or is possible. Before building work can commence, checks should be made as to whether or not planning permission is required.

Extensions, alterations and conversions - a homeowner can extend a property without planning permission if the property has permitted development rights. This can be a confusing subject and we can provide guidance. Where planning permission is required, we can assess the planning issues and advise on the likelihood of obtaining planning permisssion. we will also suggest any modifications that might make the application more acceptable.

New builds - the prospective site may be a greenfield or brownfield site or require the demolition of an existing building. Planning policies will affect the design and ultimately the build cost and viability of the scheme. In the case of replacement dwellings, the existing building may well be unattractive but a larger replacement dwelling won't automatically be acceptable. for larger schemes we can prepare a planning appraisal, addressing planning isssues with reference to local and national policies.

Historic buildings and conservationa areas - historic buildings are protected by Listed Building Control. Alterations and extensions require planning permission and Listed Building Consent. Listed building applications require more detail than an ordinary application and focus on architectural and historic value.

Unauthorised Development - Can arise through a lack of knowledge or communication. Development has taken place and enforcement action may have been taken by the Local Planning Authority. We can provide assistance to resolve such issues.

Appeals -we prepare appeals against refused applications prepared and submitted by ourselves and other. The appeal is made to the Planning Inspectorate - an independant government body. For smaller applications the procedure involves the preparation of a report and the exchange of information between parties, culminating in a site meeting and a decision.
